Investment Benefits
- As an owner, you will own 10% of a single asset debt free Belize corporation that owns the ocean front lot with home on it as well as lagoon lot directly across the street and all of the assets associated with the property.
- Owners will have a 10% ownership of a New Single Family Luxury Residential Property in a very desirable destination in Belize that is experiencing rapid growth and development. The property is expected to significantly appreciate
over the next 5 years.
- Owners can sell their share of the asset at any time. Given the current growth and expansion in the region, an owner should be able to liquidate their share of the asset with relative ease and at a fair profit, should they so desire. The Managment Team is available to assist in the sales process. The house is currently managed by the Singing Sands Hotel which is just South of the home, for a very reasonable monthly fee.
- The Management of the Property is self-directed. There are no outside entities
controlling the management of this property. All investment and management decisions are made by majority vote of the owners of the property.
- Each owner has exclusive access to the property for 5 weeks out of the year. They have the ability to generate rental income during all or part of that time. Currently, similar properties are generating between $3000 and $7000 per week in rental income, based on time of year. Current rental bookings for 2010 are already well in excess of total annual operating expenses.
Ownership Privileges and Amenities
- All maintenance and management details will be handled by the owner selected Property Management Company.
- A 2005 King Ranch F150 4 door truck and a new 4 seat club car (gas golf cart)are included in purchase price and are available for use by owners and their guests.
- On-site staff and seperate staff apartments.
- Owners and the guests have access to both The Singing Sands Hotel and the Placencia Hotel and their amenities during their 5 weeks.
- Each owner is provided with a locker for storage of personal items such as scuba and fishing equipment.
- On-site Laundry Facilities.
- Cable TV and High Speed Internet.
Investment Terms
- A minimal one time investment: $125,000 (USD).
- Financing is available.
- Low annual owner expenses are split evenly among the owners and billed to each Owners Account on a monthly basis. The expenses include: Property Taxes; Insurance; Utilities; Property maintenance and improvements; Hiring and Managing the On-Site
Staff. These expenses will be offset by rental income acquired throughout the year.
