| Owners will be responsible for their portion of the property expenses throughout the year but will not be responsible for dealing with the logistics of the upkeep and maintenance of their home. All of the details involved with maintaining the home are done by the onsite caretaker. The following is a partial list of the details that Management Company will look after:
- Maintenance of home's vehicles.
- Payment of all utilities, insurance, taxes etc.
- Property maintenance and improvements.
- Coordination of transportation to/from the estate for owners and guests.
- Maintaining and communicating the Usage Schedule for each owner.
- Leasing the property for owners that desire to gain rental income from their unused weeks.
The owners are responsible for decisions and management of the property. This is a key difference between a true Fractional Ownership and a Time Share. The owners always have the ultimate say in how the property is managed.
