Owners will be responsible for their portion of the property expenses throughout the year but will not be responsible for dealing with the logistics of the upkeep and maintenance of their home. All of the details involved with maintaining the estate will be tended to by the owner selected Management Company. The following is a partial list of the details that Management Company will look after:

  • Hiring and Managing the On-Site Staff.

  • Preparing and maintaining detailed financial records and budgets.

  • Maintenance of the SUV.

  • Payment of all utilities, insurance, taxes etc.

  • Property maintenance and improvements.

  • Coordination of transportation to/from the estate for owners and guests.

  • Maintaining and communicating the Usage Schedule for each owner.

  • Leasing the property for owners that desire to gain rental income from their unused weeks.

The owners will be responsible for selecting the property management company. This is a key difference between a Fractional Ownership and a Time Share. The owners always have the ultimate say in how the property is managed. The contract and performance of the Management Company will be reviewed on an annual basis and can be changed at any time based on a majority vote of the owners.
